Who handles asset management and day to day operations?
In partnerships with real estate companies, often referred to as our "Operating Partners," these partners typically hold decision-making authority within the LLC. However, in certain situations, Cribia Capital Management may also have decision-making rights. It’s essential to carefully review the specific offering materials for each investment to fully understand the structure, roles, and responsibilities of all involved entities.
Once I'm invested, can I get my money out before the end of the investment term?
Most of our investments are illiquid, as the capital is allocated towards acquiring real estate assets. Therefore, investors should only commit funds that they do not require in the short term. In the event that an unforeseen liquidation becomes necessary, please consult the offering documents for detailed information on the withdrawal process.
Am I a guarantor on the debt?
One of the key advantages of our investment structure is that our Operating Partners secure the debt, which means you are not exposed to credit risk. By investing passively, you avoid the need to personally guarantee multi-million dollar loans, providing you with peace of mind and a layer of protection in your investment portfolio.
What Kind Of Protection Do Investors Have?
As an equity limited partner and passive investor, you benefit from significant legal protections, including immunity from lawsuits and liabilities associated with the properties owned by the fund or entity. Your exposure is strictly limited to your investment amount—you cannot lose more than what you've invested. While there are no FDIC-like protections, the risk of loss is confined to your invested capital, and in most scenarios, even in a total liquidation, you would likely recover some assets without further financial exposure.

What is an accredited investor, and do I have to be accredited to invest?
While not all of our investments require accreditation, most do. An accredited investor is an individual or entity permitted to trade in securities not registered with financial authorities due to meeting specific criteria. These criteria include a minimum annual income of $200,000 ($300,000 for joint income) over the past two years with the expectation of similar or higher earnings in the current year, or a net worth exceeding $1 million, either individually or with a spouse. Additionally, senior executives and directors of the issuing company qualify as accredited investors.
How do i verify that I am accredited?

What kind of reporting will I receive?
In conjunction with our operating partner, Cribia provides investors with quarterly updates that detail property activities, performance, and operations. Additionally, investors will receive an annual K-1 form for tax reporting.
