We prefer vertically integrated firms that manage properties in-house, allowing us to leverage economic efficiencies. We rigorously evaluate their backgrounds, current asset performance, and historical success to ensure alignment with our long-term goals.
2. Investment Property: We are highly selective, analyzing hundreds of potential investments to identify properties that meet our stringent criteria. We focus on high-quality assets in desirable markets that offer stable cash flow and realistic value-add opportunities. Our comprehensive analysis includes location, financial assumptions, debt structure, and comparable sales to ensure each investment aligns with our performance expectations. We seek properties that provide immediate cash flow and significant long-term returns, typically targeting 3-7% cash flow in the first year and 13-20%+ average annual ROI.
3. Deal Structure: The legal and financial structure of each investment is designed to prioritize investor returns. We ensure that our deals include preferred returns, typically ranging from 6-10%, which accrue annually before any management fees are paid. We negotiate profit splits favoring investors and ensure our operating partners have significant "skin in the game." We also carefully review capital call provisions and ensure that investor rights are protected, including the ability to withdraw capital or vote to remove managers if necessary.
